Design a high-performance luxury building that optimizes continuous-use HVAC systems, reduces water usage, and achieves LEED Certification.

The project successfully achieved LEED Certification with an overall score of 89 points. The building now operates with lower energy consumption, reduced water usage, better indoor environmental quality, lower operational cost, and higher long-term efficiency.

Most people think LEED Certification is about getting a green building certificate.

But the reality is very different.

How Performance Was Achieved

Energy efficiency was improved through VFD-controlled HVAC systems, occupancy-based lighting controls, LED fixtures, and heat reflective roofing, helping reduce overall energy consumption by nearly 22% compared to standard hospitality benchmarks.

Water efficiency remained another major focus area.

Through efficient plumbing systems and better water management strategies, potable water consumption was reduced by approximately 48%.

In addition, treated wastewater was reused across cooling towers, irrigation systems, and dual plumbing applications, significantly reducing fresh water dependency.

Indoor environmental quality was improved using CO₂-based Demand Control Ventilation (DCV), allowing ventilation systems to respond directly to occupancy conditions while maintaining better indoor comfort levels.

The project also integrated sustainable operational practices including waste management systems, environmentally preferred cleaning materials, and centralized monitoring through the Building Management System.

Final Performance Outcomes

The project successfully achieved LEED Certification with an overall score of 89 points.

But more importantly, the building now operates with:
